Commercial Roof Repair in Stroud
A leak over your sales floor, office or warehouse costs you more than a ceiling tile. We trace water to its real source on flat, low-slope and metal roofs, repair what failed and give you clear photos of the damage so you can plan or file with confidence.
Repairs That Fix the Source, Not Just the Stain
Commercial roofs rarely leak where the stain shows up. Water on a low-slope roof travels under membrane, along deck seams and around insulation boards before it drips through. That is why we spend real time on the roof finding the entry point before we cut, patch or seal anything.
We work on the roof types common on shops, offices, churches and small warehouses: TPO and EPDM single-ply membranes, modified bitumen, older built-up roofs and screw-down metal panels. Each one fails in its own way, and each needs repair materials that bond to it properly. A rubber patch on a TPO seam, for example, will not hold.
If a storm caused the damage, we document it carefully so you have something solid to show your insurance company. We explain how the claim process usually works, but we do not act as your adjuster and we will not promise what your policy covers.
What Our Commercial Repair Work Covers
- Leak tracing
- We walk the roof, check the interior stain locations and follow the water path back to the opening. On larger roofs we mark suspect areas and test them one at a time.
- Seam and membrane repair
- Open seams on TPO get heat-welded, EPDM gets the correct primer and cover tape, and modified bitumen gets compatible cap sheet. Punctures from foot traffic or dropped tools are cut out and patched.
- Flashing at walls, curbs and penetrations
- Most commercial leaks start at parapet walls, HVAC curbs, pipe boots and vents. We reseal or replace the flashing so it moves with the roof instead of pulling loose.
- Drains, scuppers and ponding
- Clogged drains and scuppers leave standing water that breaks down membrane and adds weight. We clear them and repair the surrounding membrane and metal.
- Metal roof fasteners and panels
- Screw-down metal roofs loosen as panels expand and contract through hot summers and cold snaps. We replace backed-out or worn fasteners, reseal laps and swap damaged panels.
- Photo documentation
- You get dated photos of what we found and what we fixed. Those help with budgeting, with property managers or owners, and with an insurance claim if one applies.
Signs Your Commercial Roof Needs Repair
Stained ceiling tiles
Brown rings or sagging tiles mean water has been getting in, often for a while. The wet spot may be several feet from the actual opening.
Water that sits after rain
Ponding that is still there two days after a storm points to a clogged drain, a sagging deck or low spots that wear the membrane faster.
Bubbles, blisters or wrinkles
Blisters on modified bitumen or built-up roofs trap moisture underneath. Wrinkled or shrinking single-ply membrane pulls at edges and flashing.
Loose metal at the edges
Lifted edge metal, coping or panels after high winds let water and more wind under the roof. Small lifted areas tend to grow with the next storm.
Hail marks after a storm
Dents on metal panels, rooftop units and vents, or bruising on membrane, can mean hidden damage. It is worth having it looked at and documented soon after the storm.
How a Commercial Repair Visit Runs
- 1
A conversation by phone
We ask where you see water, what kind of roof you have if you know, and how people use the space underneath. That tells us what to bring and how to schedule around your business hours.
- 2
Roof and interior assessment
We check the roof surface, seams, flashing and drains, then look inside wherever water is showing. We point out each problem in photos and tell you in everyday terms what gave out and the most likely cause.
- 3
A written repair scope
Before any work starts, you see a line-item estimate listing each repair. If the roof is past the point where repairs make sense, we tell you and explain what commercial roof replacement would involve.
- 4
Repair and cleanup
We stage materials away from entrances, keep debris off the roof and out of your parking area, and haul it away when we are done. Final photos show the finished repairs.

What Moves the Cost of a Commercial Repair
Every commercial roof is different, so we price repairs after we have seen the roof and found the cause. Your written estimate breaks the work into separate items, so you know what each part costs and can decide what to do now and what can wait.
- Roof type and material
- Heat-welded TPO, adhered EPDM, torch-down modified bitumen and metal panels each need different materials, tools and labor.
- How many problem areas
- One failed pipe boot is a short job. Open seams across the field of the roof or flashing failing at several walls takes more time and material.
- Wet insulation underneath
- If water has soaked the insulation board below the membrane, that section has to be cut out and replaced so it does not keep rotting the deck.
- Access and height
- Roof hatches, ladder setup, building height and how materials get up to the roof all affect labor.
- Rooftop equipment
- Repairs around HVAC units, exhaust fans and other equipment take extra care, especially where curbs need new flashing.
Commercial Roof Repair Questions
Something not covered here? (405) 358-4742
Can you work without shutting down my business?
In most cases, yes. Roof repairs happen outside, and we plan noisy work and material deliveries around your hours when we can. If any work affects an entrance or parking area, we tell you ahead of time.
Will insurance cover my commercial roof repair?
Your insurer makes that decision, based on the wording of your policy and what actually damaged the roof. What we can do is record the damage with dated photos and written notes, explain the steps a commercial claim typically follows, and meet the adjuster on the roof if you want us there. We will not guess at your coverage or promise an outcome.
How do I know if I need repair or a full replacement?
If the problems are limited to seams, flashing or a few damaged areas and the rest of the membrane is sound, repair usually makes sense. If there is widespread wet insulation, brittle membrane or repeated leaks in many places, patching gets expensive fast. We give you an honest answer either way, with photos to back it up.
Do you repair metal roofs on shops and barn-style buildings?
Yes. We replace worn or backed-out fasteners, reseal panel laps and ridge caps, repair flashing around penetrations and replace dented or rusted panels.
